There is a short drive at side of the property that provides off street parking in front of the garage, and a pedestrian gate along side. A ten foot (small road) provides access to the rear of the property, with plenty of space for another vehicle. On street parking is also available with a resident’s permit.

Garden

The patio doors give a lush view of nature so you’d barely know you were in a city.  There’s a patio and lawn, with mature flowers, bushes and trees either side, and more large trees beyond completing the vista.  A gate in the fence gives access to the ten foot where there’s more space, including for a vehicle.  If you’re in to growing food there are raised beds, and a small growhouse on the side of the house.  There is a wood store on the back of the kitchen, and compost bays at the bottom of the garden.  The bird bath and feeders are often thronged with birds, and as well as a variety of tits and finches we’ve even seen an occasional woodpecker and sparrowhalk.

The location

The location is a quiet avenue popular with families, 8 minutes walk from Hull University campus. Just around the corners are Endsleigh Holy Child Primary School and St Mary’s College.

Independent cafes, bars, restaurants, shops and supermarkets on Newland and Princes Avenues are within easy walking or cycling distance (10 to 30 minutes walk).

Oak Road Playing Fields with a play area and small lake and woodland by the River Hull, is 12 minutes walk to the East.

Busy bus routes

Busy bus routes are 5 minutes walk either side serving destinations including Hull City Centre & Interchange via Princes Avenue or Beverley Road, Cottingham, Castle Hill Hospital, Beverley, Market Weighton, Pocklington and York.

Energy Bill Calculations

Our electricity consumption has averaged about 3,000 units a year.
The Ofgem default price cap in March 2022 was 21p a unit.
So our electricity use equates to less than £700 a year, plus a standing charge of £90.
The solar panels generate around 2,600 units a year, which pays over £500.
RHI payments (Renewable Heat Incentive) have now ended, after 7 years.
The gas supply has been disconnected, so there is zero gas bill.
So overall, our energy costs at March 2022 prices, is around £220 a year.
We pay more than that though, as we get renewable electricity from Ecotricity, which costs more.
After Spring 2022 prices become untypically erratic and more complicated.

To put this in to context, most estate agents and assessors I’ve asked have hardly ever even seen an A rated property.

Before we made improvements to the property it was 46 – rated E, typical for a property of this age and type.
(The EPC registered in 2012 said 55, but we believe that to be inaccurate.)
